Community Guidelines

This is information for owners or renters of houses in Verdemar III. It comprises of information thought to be helpful and some of the rules and recommendations of the community.

All owners and tenants are asked to abide by the rules and recommendations. The rules and recommendations are those voted for by the owners at an Annual General Meeting held every year and the laws of Spain (horizontal property act). The A.G.M. authorise the president, his vice-president and committee to maintain the urbanisation in good order within the authorised budget.

If anyone notices a violation of the rules they should in the first instance draw this to the attention of the person carrying out the violation.

Owners and tenants shall maintain law and order at all times. Owners are responsible for all damages caused by their tenants or guests. If the house is rented out then the owner is requested to print out this information and have it available to the renters.

Fees

The community fees agreed at the A.G.M. are to be paid quarterly on the first of February, May, August and November.

Swimming pools

The two swimming pools are for the residents of Verdemar III and their guests who are staying in the urbanisation providing they abide by the rules that are displayed around the pool area. It is forbidden to loan a pool key to anyone living or staying outside Verdemar 3.

Dogs

Dogs should be kept on a lead and all waste picked up and disposed of correctly.

Washing

It is recommended that clothes or towels should not be hung on the railings or walls of the property. This not only looks bad but also tells thieves that there are probably holiday makers in the house and that it is a good target for them.

Foot paths

It is forbidden to ride cycles, scooters or a motorised vehicle on the footpaths in the urbanisation.

Private gardens, houses and walls

Owner’s gardens and trees must be kept in reasonable order.

Owner’s houses and garden walls should be kept in good order and painted white; this includes the outside of the garden wall. Garden walls can only be raised to the height of the gate post by the use of balustrades or black iron work.

If the committee decides that any or all of the above are not in order then the community of owners at an AGM have given the committee permission to send a letter in the first instance, if not acted on then the committee will authorise a professional to carry out any works required to comply and charge the owner for the work and an additional administration cost.

Community gardens and paths

It is requested that people should use the paths and not walk on the gardens. Grass areas should not be used for walking dogs or for playing ball games.

Noise on Sundays

It is requested that noise be kept to a minimum on Sundays as this is the Spanish culture, please take this into consideration when organising or doing building works.
